Rental Qualification

You must view the inside of a property before submitting an application. Keys may be picked up in our office with a $20 cash refundable key deposit per key with picture ID. Keys are available for 24 hours, Monday through Thursday.  Keys picked up on Friday  must be returned to the office by 4:00 p.m. on Friday afternoon. Properties are not available for viewing on the weekends. Applications must be turned in to our office in person along with all the requirements listed below.

You may wish to call our office before picking up  a key to verify the property is still available and see if there are any pending applications.

No application will be accepted until the applicant has view the interior of the property.

Each applicant must have the following information with them to fill out an application:

  1. Valid state issued photo ID
  2. Social Security Card
  3. Proof of income- we require 2 full months worth of current paycheck stubs, statement from SSI, Disability, or retirement. If you receive direct deposit, the last two (2) current bank statements showing income deposits for 2 months. If self employed, then you must provide a copy of last year’s tax return.
  4. Application fee in cash:  $40 per adult or $60 for legally married couple.
  5. Must pay a cash binder of ½ of a full month’s rent. This will hold the property while the application is being processed. If we rent to you, it will be applied to the first month’s rent. If we turn you down, it will be refunded to you.  You will forfeit the binder if we agree to rent to you and you do not follow through and sign a one-year lease and pay the deposit within 24 hours of the application being approved.  If you change your mind during the application process the binder will be forfeit.

Security Deposit: Equal’s one month’s rent and must be in cash or certified funds.  (A double deposit could be required depending on the credit report.) Lease must be signed and the deposit must be paid within 24 hours of application being approved.  $100 of the deposit will be non-refundable as a leasing fee.  Failure to sign the lease and pay the deposit in full in this time frame will result in the binder being forfeited and the property being put back on the market.

Rent Payments: Payments are due in our office on the first day of each month. Late payment will be charged after the fifth of the month. Late fee is 5% of the rent  Payment must be made by check or certified funds.  Payment by cash is not accepted. Checks must be from the tenant. Third party checks are not accepted. Payments will be deposited immediately upon receipt.

Pets: Some properties do not allow any pets at all. Some properties do allow pets but size is conditional. We do not allow Pit Bulls, Dobermans, Chows or Rottweiler on any of our properties. There is a $100 non-refundable pet fee per pet. There is a $150 refundable pet deposit per pet. There is an additional $10 per month rent per pet. Tenant must have the property exterminated for fleas when vacating and provide proof to office.
